Almost every treatment we do in an occupied flat has to work around wardrobes, beds and packed cartons. In an empty flat, the same technician reaches every skirting joint, cabinet void and pipe entry — which is why pre-occupancy treatment gives longer-lasting results for the same money.
It also matters because two of Mumbai's most stubborn pests, bed bugs and cockroaches, most often arrive with your own furniture and cartons on moving day.
What to treat in an empty flat
- General pest control across the full floor perimeter, skirting line, kitchen platform void and bathroom pipe entries.
- Cockroach gel baiting inside every modular cabinet, drawer runner and appliance cutout before shelves are loaded.
- Anti-termite treatment at the floor–wall junction and around wooden joinery — far easier and cheaper before flooring is covered by furniture.
- Drain and floor trap treatment for every bathroom, the kitchen sink line and the utility area.
- Rodent proofing: seal AC drain sleeves, pipe sleeves, chute mouth and ventilator mesh before you move a single box in.
Timing it around your move
Book the treatment 3–5 days before your shifting date. That leaves time for ventilation and for the residual film to settle, and still keeps the flat protected on the day your goods arrive.
If you are doing interior work, treat after carpentry is complete but before deep cleaning and furniture installation. Treating before carpentry wastes the barrier, because drilling and new joinery break it.
Protect what you are bringing in
- Inspect second-hand or reupholstered furniture for bed bug evidence in seams and joints before it enters the flat.
- Do not bring old cardboard cartons into the new home — repack into fresh boxes or crates.
- Launder all bedding and curtains at 60°C before they go into the new flat.
- Check potted plants for ant colonies in the soil before they come onto the balcony.
Resale and rental flats need an extra step
A previously occupied flat may carry an existing infestation you cannot see during a viewing. Ask for an inspection that specifically covers termite mud tubes at skirting, cockroach evidence in kitchen joinery, and bed bug evidence in any bedroom that had a bed against the wall.
If the flat has been vacant for months, expect drain-borne cockroaches and possibly rodents that moved in during the vacancy — both are quick to clear when the flat is still empty.
